Türkiye Konut Sektörünün Matematiksel Modellenmesi

Abstract

Türkiye 1950'den bu yana tarım toplumundan endüstriyel topluma hızlı bir geçiş yaşamış ve bu alanda dikkate değer ilerlemeler kaydedilmiştir. Endüstriyel sürecin başlamasıyla artan sosyolojik ve ekonomik değişimler kentleşme olgusunu meydana getirmiş ve kentsel alanlara göçü hızlandırmıştır. Bütün bunlar, konut sektörünün öneminin artmasının yanı sıra konut talebinin artmasına da neden olmuştur. Diğer birçok sektör tarafından desteklenen ve son derece yoğun iş gücü gerektiren konut sektörü ulusal ekonomide büyük bir rol oynamaktadır. Ulusal ekonominin başlıca lokomotiflerinden biri olması dolasıyla, sektörde meydana gelen olumlu veya olumsuz gelişmeler ekonominin tamamını doğrudan etkiler. Bu çalışmanın amacı, gelecekte Türkiye'de konut talebinin ne yönde olacağını tahmin etmek amacıyla matematiksel bir modelleme geliştirmektir. Söz konusu model, GSMH'nin %70'den fazlasını üreten ve nüfusun 1/3'nü barındıran Marmara Bölgesine ait istatistiki ve ekonomik veriler kullanılarak test edilecektir.

Turkey has experienced a rapid transition from an agricultural society to an industrial society since the 1950's and significant developments have been achieved in this area. Sociological and economic changes arising due to the beginning of the industrialization process has led to the phenomenon of urbanization and accelerated migration to urban areas. This whole issue of urbanization has led to an increased housing demand, as well as an increased significance of the housing sector. Being highly labor intensive and having supplied by numerous other sectors, housing sector plays an important role in the national economy. Hence being one of the main drivers of the national economies, positive or negative trends occurring in the sector directly impacts the entire economy respectively. The objective of this study is to develop a mathematical model to estimate the trend of the housing demand in the future in Turkey. The model will then be tested using the statistical and economic data of the Marmara Region of Turkey, which hosts about 1/3rd of the population and produces over 70% of the GNP
